Hampshire Development Portfolio April 2018

The ‘Hampshire Development Portfolio’ provides a holistic overview of significant development land and occupier opportunities across the robust economic area of Hampshire.

The ‘Hampshire Key Sites Portfolio’ was first launched in late 2015, to provide a comprehensive analysis of all of the key development land suitable for either commercial or mixed-use within Hampshire, southern England. The Portfolio is an aid for the property industry and occupiers to identify significant opportunities in this buoyant part of the UK economy. Many of these development parcels are located within one hour of London and offer a very high quality of life for both businesses and for residents, with fast connections by air, road, rail and sea. With two international ports, including Southampton, as well as Farnborough International and Southampton International airports and with strong connections to Heathrow International, the Hampshire economy is already a coveted geography for property investments.

Now promoted as the ‘Hampshire Development Portfolio’, the document provides a holistic overview of significant development land and occupier opportunities across the robust economic area of Hampshire.

The Hampshire Development Portfolio is owned and produced by Hampshire County Council and sponsored by Lambert Smith Hampton. The Portfolio is thoroughly refreshed on an annual basis, with anecdotal revisions made throughout the year. The 2018 publication has categorised sites which are seeking either:

        •Development or investment interest
        •Investment opportunities for developed land (e.g. existing business parks)
        •Business occupation for speculative development

Sites which are included in the Development Portfolio are ones in Hampshire which can support significant employment floor space provision of 10,000 sq.m and above. Potential uses include business (B1), general industrial (B2), storage and distribution, hotel (C10), leisure (D1), retail (A1) and residential (C2-C3). The sites therefore provide for a range of uses and interests for developers, investors and the occupier market.

In the April 2018 refresh, the Development Portfolio has been updated in consultation with both public and private sector partners in Hampshire. We are grateful to all of our partners, which include the Hampshire local authorities, landowners, developers and marketing agents and particularly to our sponsor, Lambert Smith Hampton. A full list of these organisations is provided in the document (Appendix A). The information provided in the Hampshire Development Portfolio has also been informed by the information contained within Hampshire’s Land Availability Management System, a property database updated annually by Hampshire County Council’s Research and Intelligence team, as well as validated against relevant Local Plans and Supplementary Planning Documents (SPDs).

Due to the dynamism of the local property market, it has been recognised that the information for each of these sites will require a regular review. Revisions are therefore updated and published on the Invest in Hampshire website, where both individual sites and the full Development Portfolio can be viewed and downloaded.
